Why is Pleasant View expanding?
Our main campus is full and depending on which of our existing residences you prefer; it could be a long wait before you could begin enjoying Pleasant View Communities. We have two truly unique opportunities. People who choose the Lofts at Lititz Springs will enjoy walking to restaurants, shopping, and entertainment venues, to say nothing about all the festivals, concerts, and community events.
On our Manheim campus, we are expanding with the West Lawn Hybrid Apartments, a collection of large private apartment homes in two buildings, each with underground parking and a beautiful rooftop deck that will offer some of the best countryside views of northern Lancaster county.
What is a Life Plan community?
A Life Plan Community is a replacement name for the category currently called Continuing Care Retirement Community (CCRC). CCRC is a private community that offers a range of attractive residential living options, services, and amenities along with a lifelong continuum of healthcare services. But it is much more than that.
A Life Plan Community, like Pleasant View:
- Offers more than one level of care on a single campus
- Focuses on an active lifestyle
- Is integrated into the community with an emphasis on giving back and being socially responsible.
A Life Plan Community allows “planning” and “living” to merge, rather than being in opposition to one another. Having a plan in place—the security of the safety net provided by the availability of healthcare, coupled with the freedom from not having to manage all the day-to-day tasks that come with home ownership—allows for living life to the fullest.
Why Should I Move to a Life Plan Continuum Care Retirement Community?
For the thousands of adults who have chosen to call a CCRC home, this move represents an embrace of the possibilities of a robust and fulfilling life after 60. Residents rediscover the pleasures of travel, self-improvement, and a life free from the constraints of home maintenance, financial uncertainty, and health care concerns. Not surprisingly, studies show that CCRC members live happier, healthier, and longer lives on average than those who choose other residential paths.
For the security of its residents, a CCRC offers a continuum of various living accommodations designed to maximize independence at every level. All levels of living are available to every resident for their lifetime, once approved. At Pleasant View Communities these accommodations include:

- Rehabilitative Services (post-surgery or illness)
Independent Living residents at Pleasant View Communities enjoy the peace of mind of knowing that all the “what-ifs” of the future are covered. When treatment is needed, you know where you will receive it, who will provide it and what it will cost.
Residents use their personal physician, medical services, and treatments under personal insurance plans. However, should residents need a higher level of care, you have the option to engage the services of Pleasant View Communities’ Medical Director.
As with most CCRCs, Pleasant View requires an upfront entrance fee as well as a monthly service fee. These fees are associated with the size of the apartment selected and the number of occupants.
What are the advantages of a Life Plan community versus staying in my home or condo?
Choosing a Life Plan community, such as Pleasant View Communities, allows you to truly live a worry-free lifestyle. Not only are things like indoor and outdoor maintenance, utilities, and property taxes covered in your monthly fee, but you also have direct access to amenities like a full fitness center and pool, golf simulator, social activities, lifelong learning and entertainment. All of this with the assurance that if you ever need more care, you have direct access to licensed medical professionals and both in-home or on-campus personal care, memory care, rehab, and skilled care.
How does a Life Plan CCRC differ from a Rental Community?
The primary difference between CCRCs and rental communities is that rental communities typically do not include Personal Care Living, Memory Support or Skilled Nursing care. If a resident develops the need for these services, the cost of care is fully the resident’s responsibility. Also, since these additional services are not available on-site, those requiring care may need to move away from the community at their greatest time of need.
Another key difference is that rental communities are not subject to the same oversight and regulations as CCRCs.
How does a CCRC differ from an Ownership Community such as a 55+ Community?
The primary difference between ownership communities and a CCRC is that ownership communities typically do not include any coverage for Personal Care Living, Memory Support or Skilled Nursing care. In addition, ownership communities may not have a continuum of care conveniently available on the same campus as a CCRC. Residents in an ownership community are also responsible for the resale of their home and for payment of a monthly fee until their home is resold (even after they have moved out
When are the apartments for Lofts of Lititz Springs and West Lawn being built and when can I move in?
We anticipate both Lofts at Lititz Springs and West Lawn to begin construction in the spring/summer of 2020 with the first move-ins in the fall of 2021.
How much will it cost?
There are a variety of different floorplans and financial plans. Most people cover their Entrance Fee by selling the house and unlocking their equity. The inclusive monthly service fee is less than most people are paying to live in their house now when they consider regular and long-term maintenance, etc. Being able to gain all the benefits of Pleasant View, including the Life Plan advantages, without changing your spending patterns is compelling.
What happens if I exhaust my financial resources?
As a non-for-profit community, Pleasant View has established the Benevolent Care Fund so that residents of Pleasant View have comfort and peace of mind knowing that comprehensive, quality health care will continue even if their financial resources become depleted.
What if I want to leave some assets in my estate for my loved ones?
Pleasant View offers a number of different entrance fee plans which allow a percentage of your entrance fee to be returned to you or your estate when you vacate your apartment.
What are the steps involved in getting on the wait list and how long is the wait list?
The first step is completing and applying for each person accompanied by a $1,000 fully refundable deposit for new residences or a $500 deposit for existing residences. Once approved your name will be added to the current wait list. When a residence becomes available the Residential Sales Coordinator will notify the entire wait list. The available residence will be reserved on interest and position on the wait list. You will have an unlimited right of refusal without penalty for wait list members, so you do not need to worry about losing your place in line just because you refused a certain residence.
How long is your wait list?
We hear every day people say that they are not ready to move now. Please take into consideration the length of wait list times at the community of your choice. You should consider making a deposit (often refundable) to get on a wait list for the community of your choice for the time you are ready to make a move.
The answer of wait list length depends on what apartment or cottage you are looking at. At Pleasant View Communities our typical wait list times are:
- Cottage 4-5 years
- Existing apartments 2-3 years
- New Expansions are being presold now
What is the time frame for moving once someone has accepted a residence?
A residence in our community is reserved with a 10% deposit of the chosen entrance fee and a signed Residential Living Agreement. At that point, there is an approximate 3-4-month period (depending on the extent of renovations) before settling on the remaining 90% of the entrance fee and taking residence of your new home.
Are these higher levels of care located within the community?
Yes, rehab services and skilled nursing care are provided within the Calvin Wenger Health and Wellness Center and are conveniently located within the Pleasant View Communities Main campus in Manheim, just four miles from the Lofts of Lititz Springs.
Do I pay for health services as part of my monthly fee, even when I am not using them?
As a fee-for-service community, you never pay upfront or over time for care you may not utilize. At Pleasant View Communities you only pay for the care you need when you use it – the preferred choice for most senior adults considering retirement communities.
If I need long-term care, do I have to leave my residence to receive health services?
No. Pleasant View residents enjoy the option of receiving care at either Terrace Gardens Personal Care or the Calvin Wenger Health and Wellness Center as described above … or, they’re welcome to bring private home care into their apartment home, allowing family members to age in place.* Suffice to say, residents genuinely appreciate having the choice.
What if I have long term care insurance?
In most cases your long-term care policy will work together with Life Plan at Pleasant View Communities and pay earned benefits directly to you as the policyholder. These payments can help defray, and in some cases, completely cover your monthly service fee at Pleasant View and help further preserve your assets. As with all insurance matters, you should consult with your carrier or agent for specific answers regarding your individual policy.
What if I outlive my retirement savings?
This is an important question considering the increased longevity many seniors are enjoying. Life Plan at Pleasant View Communities means just what it says – care that lasts for a lifetime. As a resident, if you outlive your resources for reasons beyond your control, you will have the assurance that you can continue to enjoy a lifetime of residency at Pleasant View Communities according to the terms of the Residence and Service Agreement.
